The Opportunity
Our client is seeking a Paralegal - Land Acquisition to support both the Land and Legal Departments. This role plays a critical part in coordinating transactional activities, managing due diligence, preparing documentation, and supporting the full lifecycle of land acquisition for environmental restoration projects. This is a detail‑oriented, fast‑paced position requiring exceptional organizational skills and the ability to manage multiple files simultaneously.
Key Responsibilities
Land Acquisition Support
- Prepare, review, and format draft land agreements, purchase contracts, easements, and related documents.
- Assemble document packages and prepare exhibits for land contracts.
- Assist with producing, formatting, and mailing outreach letters to landowners.
- Conduct basic landowner research to verify ownership, gather insights, and develop owner profiles.
- Maintain accurate, well‑organized files and ensure documents are properly saved and version‑controlled.
Due Diligence
- Manage feasibility study workflows in coordination with land, legal, and technical teams.
- Order and track title commitments; analyze site characteristics, land‑use compatibility, restrictions, environmental factors, and historic designations.
- Track study period deadlines, maintain updated due‑diligence schedules, and host weekly review meetings.
Closings
- Coordinate all aspects of the land‑closing process with internal teams, title companies, landowners, and counsel.
- Prepare closing checklists and ensure timely completion of all required documents.
- Assemble closing packages, ensuring accuracy of signatures, exhibits, and supporting materials.
- Track deadlines involving closings, extensions, contingencies, and earnest money deposits.
Administrative & Legal Support
- Maintain and update the Land Database to track prospects, contracts, due diligence, and closing progress.
- Monitor contract deadlines and legal obligations, coordinating action internally as needed.
- Assist in obtaining internal approvals for drafting, negotiations, and transaction advancement.
- Maintain organized acquisition files in compliance with internal document‑management procedures.
Qualifications
- 2-7+ years of experience supporting real estate, land acquisition, or transactional legal work.
- Ability to track deadlines, coordinate calendars, and manage multiple workflows simultaneously.
- Strong written and verbal communication skills with attention to detail.
- Ability to read and interpret real‑estate and legal documents (contracts, easements, title, reports).
- Experience coordinating real estate closings with title companies, outside counsel, and internal teams.
- High proficiency in Adobe, Microsoft Office, Outlook, and Teams; comfort with databases and document‑management systems.
- Associate's or Bachelor's degree preferred; Paralegal certificate or equivalent legal experience strongly preferred.
